Standard Specifications
Standard specifications refer to items and finishes included in the price list.
Base
Pre-stressed concrete floor or universal beams mounted on steel stumps set in concrete with steel floor joists supporting T & G Aquatite floor sheeting, with Hardipanel compressed to all wet areas.
Wall Frame
Steel frames.
Walls - External
Sheeted with rusticated weatherboard planking with required thermal break.
Walls and Ceilings - Internal
Flush jointed gyprock. Water-resistant gyprock to wet areas.
Door frames and Joinery
All internal door frames to be steel framed with painted finish. All external door frames to be hardwood paint finish. All mouldings including skirting, window reveals, architraves to be painted customwood.
Roof Cover
Corrugated zincalume roof cladding. Roof area fully sarked with double-sided sisalation.
Windows
Powder-coated aluminium, with security locks and fully flyscreened.
Tiling
Ceramic wall tiling to bathroom, kitchen, laundry and WC. Ceramic floor tiles to bathroom, laundry and WC.
Fittings
Shower screen doors to all showers. Mirror over vanity.
Painting
Fully painted internally and externally to your colour choice.
Cupboards
Laminated tops and doors to your colour choice. Melamine coated internally.
Insulation
R1.7 fibreglass batts are installed in all external walls.
R3.0 fibreglass batts are installed in ceilings
Electrical
Fully wired with adequate light and power points to all rooms, plus a fluorescent light to kitchen. Exhaust fans to bathrooms and over hot plates are flumed to the outside.
Plumbing
Copper waterlines, concealed in floor connecting to a 20mm mains line. Sanitary plumbing and waste lines to finish beneath floor for connection to external services by Owner. Automatic washing machine taps. 70 litre stainless steel sudsaver trough on cabinet and a 1380mm stainless steel double bowl inset sink is also included. Ceramic sanitaryware, quality plumbing tapware.
Appliances
A provisional allowance is included in each contract.
Building Permits
Building licence fees and shire application have been included, along with all insurances right up to the time of handover.
Transport
Transportation within 200kms of Perth GPO, stumping, on-site join-up and handover of keys upon completion.
